Upon identification of a potential new asset, in the pre-takeover period, PRG management spends a

significant period of time analyzing the asset to determine its viability for you, the client. After interior and exterior inspections are completed and photographed, certified structural and environmental engineers are brought in as needed to report on the integrity of the structures. They check for any previous lead paint or possible toxic land spills, and submit a certified report/repair plan drafted from the report findings. Our team of PRG professionals will examine all community leases and financial statements, verifying lease terms, lease amounts, and security deposit accuracy. Upon completion of all inspections and audits our PRG team produces a Business Plan, incorporating target rent rates, lease renewal objectives and renovation items required to produce a marketable product. Through long term relationships with certified and insured contractors PRG will oversee and execute a complete renovation plan upgrading interior and exteriors of the asset as needed. The final step is a comprehensive Marketing plan designed to generate qualified traffic driving the occupancy goals. We at PRG are dedicated to providing our clients with professional oversight and management of their asset to assure successful results.

PRG continues to work for you, the client even after the acquisition.

A competent PRG management team is placed onsite upon takeover. The Managing Partners continually provide professional/goal oriented hands-on guidance; assisting the onsite team in achieving the established NOI (Net operating income), overseeing renovation projects, and continually refining the marketing plan for the asset. Weekly occupancy reports and month end financial reports are communicated in a timely fashion, thus keeping you, the client, knowledgeable and current on the operations of your asset. All reports will be available online through the secure client log-in.
